Transfer Conditions
This Transfer-on-Death deed conveys the described property solely to the named beneficiary(ies) upon the death of the owner(s). It does not grant any immediate rights to the beneficiary(ies) and does not affect the owner’s rights to sell, use, or encumber the property during their lifetime.
Execution
- Review the completed deed to ensure all information is accurate.
- Sign the deed in the presence of a notary public. The presence of two witnesses is also required for the signing of this document, as per Washington State law.
- Record the deed at the county recorder’s office in the county where the property is located to make it effective. There is usually a fee associated with recording the deed.
