Washington Residential Lease Agreement Template
This Residential Lease Agreement ("Agreement") is entered into by and between __________ ("Landlord") and __________ ("Tenant(s)") on this __ day of __________, 20__. The premises subject to this Agreement are located at _____________, Washington ("Premises"). By signing this Agreement, the Tenant agrees to rent the Premises from the Landlord under the terms specified herein, adhering to all applicable laws, including the Residential Landlord-Tenant Act of Washington (RCW 59.18).
1. Term of Lease
The lease term will commence on __________ (start date) and will terminate on __________ (end date) unless extended or earlier terminated in accordance with this Agreement. The Tenant has the option to renew the lease under conditions agreed upon by both parties, subject to a renewal notice given __ days before the lease's expiration.
2. Rent

3. Security Deposit

4. Use of Premises
The Premises are to be used exclusively as a private residence by the Tenant(s) listed in this Agreement and their minor children. The Tenant agrees not to use or permit the use of the Premises for any unlawful or hazardous activities.
5. Maintenance and Repairs
The Tenant is responsible for maintaining the Premises in a clean and sanitary condition and agrees to promptly notify the Landlord of any needed repairs. The Landlord is required to perform all necessary repairs to ensure the Premises are in a fit and habitable condition, except for damage caused by the Tenant's negligence or willful acts.
6. Alterations
The Tenant shall not make any alterations, additions, or improvements to the Premises without the prior written consent of the Landlord. Any authorized alterations shall become the property of the Landlord upon termination of the lease.
7. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Washington.
8. Entire Agreement
This Agreement constitutes the entire agreement between the parties and supersedes all prior understandings, agreements, or representations. Any modifications to this Agreement must be made in writing and signed by both parties.
